Recommended Foundation by Structure
1. Hot Tubs
Hot tubs require the highest load-bearing capacity (water weighs roughly 8.34 lbs per gallon, making a filled tub 4,000–6,000+ lbs).
Primary Recommendation: Poured Concrete Slab
Specs: 4 to 6 inches thick, reinforced with rebar or wire mesh, on top of a 4-inch gravel base.
Why: Provides a completely flat, non-yielding surface that prevents cracking or uneven stress on the hot tub shell.
Alternative: Reinforced Gravel Pad with Pavers / Reinforced Plastic Grid
Heavy-duty plastic permeable grid systems filled with dense angular gravel can hold hot tub loads if properly excavated (6 inches deep) and compacted.
2. Bunkies & Guest Cabins
Bunkies carry significant live loads (people, furniture) and often need to comply with local building practices regarding frost protection.
Primary Recommendation: Helical Screws (Screw Piles)
Specs: Steel shafts driven deep past the local frost line (often 4–5+ feet).
Why: Quick, clean installation that handles uneven terrain effortlessly and keeps the timber structure elevated above moisture and snowpack.
Alternative: Concrete Sonotubes (Piers)
Excavated holes filled with concrete below the frost line with rebar, topped with adjustable post brackets to level the support beams.
3. Outdoor Saunas (Barrel, Cabin, or Custom)
Saunas require good ventilation underneath to prevent timber rot, stable footing for heaters/stoves, and easy water runoff drainage.
Primary Recommendation: Compacted Gravel Base with Deck Blocks or Timbers
Specs: 4–6 inches of crushed gravel (e.g., ¾-inch crushed limestone / clear stone), edged with pressure-treated 4x4 or 6x6 timbers, topped with deck blocks or sleeper beams.
Why: Excellent water drainage from steam and water usage, cost-effective, and easy to adjust.
Alternative (for heavy timber/custom builds): Helical Screws
Essential if building on sloped shield rock or soft soil.
4. Sheds
Requirements depend on whether the shed has a built-in wooden floor or requires a concrete pad for heavy equipment (riding mowers, snowblowers).
Primary Recommendation: Crushed Stone Gravel Pad
Specs: Excavate 4–6 inches of topsoil, lay heavy-duty geotextile fabric, fill with compacted crushed stone, and border with pressure-treated timbers.
Why: Evenly distributes weight across the entire frame and prevents moisture buildup beneath the wooden floor skids.
Alternative: Concrete Slab
Recommended if storing heavy machinery or using the shed as a workshop where a seamless concrete floor is preferred.
Critical Factors to Consider Before Building
Frost Line Depth: In freezing climates, unanchored shallow foundations (like deck blocks) can shift during freeze-thaw cycles. Ensure piers or helical screws extend below the local frost depth for permanent structures.
Drainage & Airflow: Ensure any wooden subframe (sauna, bunkie, or shed) sits at least 2–4 inches off the ground on pressure-treated skids or piers to prevent premature rot.
Setbacks & Permits: Check local municipal bylaws regarding setbacks from property lines and maximum square footage allowances for unpermitted accessory buildings.
